Developing Gratuity Brook Farm Estates required balancing town subdivision standards with the developer’s vision for a 55+ residential community. Public hearings raised questions around roadway layout, drainage, and community fit.
LandTech prepared detailed civil engineering plans, including roadway design, stormwater management, and grading, and supported the developer in presenting alternatives to the Planning Board. Following evaluation of both a Flexible Plan and a Conventional Plan, the Conventional Subdivision approach was selected with a Special Permit for a Major Residential Development as the preferred solution, as it best satisfied regulatory requirements and the project’s design objectives
On May 22, 2025, the Groton Planning Board approved the definitive plan and special permit for the 28-unit community. The project provides new housing for residents 55 and older, with thoughtfully designed units such as the Hemlock model. LandTech’s engineering support helped the developer navigate the approval process smoothly and position this new community for construction.
