			<content:encoded><![CDATA[<p>LandTech Consultants recently conducted a 3D Laser Scanning project to be utilized in a presentation on Reality Capture of Energy Modeling that was presented at Autodesk University (AU) this past November in Las Vegas. The presentation was made by Jessica Miller of TRO-Jung Brannen and included a comparison of various methods of 3D Reality Capture to be utilized to efficiently and effectively model various structures for energy efficiency. LandTech worked with Jess to scan the exterior of the TRO-Jung Brannen offices in Boston and create a Revit 3D model of the existing conditions.</p>
<p>The presentation made by Jess was well attended and presented numerous methods for creating a 3D energy model. As could be expected, not every method was ideal for every instance. In instances where structures are complex in nature, very large or need accurate detail for further planning and renovation Jess found 3D Laser Scanning can be a cost effective method to document existing conditions.</p>
<p>LandTech continues to work closely with Jess and has discussed several potential 3D Laser Scanning projects including ideas for future presentations at AU.</p>

		<description><![CDATA[Phase 1 of the largest privately owned solar project in Massachusetts has been completed with construction of phase 2 to begin shortly. When completed the project will generate 4.2 MW of power for the grid. ]]></description>

<p><em>February 2012</em></p>
<p>Phase 1 of the largest private solar field to be constructed in Massachusetts to date has been completed in Westford, MA. The array field which covers approximately 11 acres will generate 2.1 MW during operation. The second phase of the project is slated to begin construction in the spring and will generate an additional 2.1 MW for a total of 4.2 MW upon completion.</p>
<p>Located on the site of a former construction staging area for the Route 3 widening project, the area had been mined of material for construction of Route 3 and subsequently filled with excess material from several Boston area construction projects. A major grading and stabilization effort was reguired to shape the area to the proper grades in order to optimize placement and orientation of solar panels. A unique design of structural filter fabric and crushed stone assured the proper stabilization and compaction of fill material while also working to address drainage control and intrusion of vegetation within the array field.</p>
<p>Working with project owners and developers Cathartes Private Investments and Nexamp Inc., LandTech Consultants is proud to be a part of the project team on this socially responsible and sustainable groundbreaking green project. LandTech has provided Site Design and Engineering, Site Permitting and Construction Layout services.</p>

		<description><![CDATA[LandTech Consultants completes laser scan of one of the oldest active granite quarries in the country. The laser scan will be used as a basis for determining quantities of removed material.]]></description>

<p>LandTech Consultants recently completed a High Definition 3D Laser Scan of one of the oldest operating granite quarries in the country. The scan was completed over the course of a single day and incorporated multiple levels of the working quarry.</p>
<p>Utilizing a Leica ScanStation C10 LandTech was able to complete the project conducting several high definition scans of the face of the quarry and then bringing the scans together to form a single irregular surface. Scan control points were tied into the Massachusetts State Plane Coordinate System and the NGVD of 1988 utilizing GPS. LandTech will return to the quarry at specified intervals to rescan the quarry in areas of granite removal so that accurate material volumes can be calculated.</p>
<p>The utilization of laser scanning allows for calculation of much more accurate volumes over traditional methods much faster and at a safer distance for survey personnel while not impeding the ongoing removal process.</p>
<p>The owners of the quarry were so impressed with the results LandTech was recently hired to scan a second quarry and monitor material removal from that one as well.</p>

<p><em><strong>LandTech Consultants</strong></em> debuted an updated website today that expands its service offerings while adding some new features to its traditional realm of services. The new services offered by <em><strong>LandTech</strong></em> include 3D Laser Scanning and Regulatory Compliance Monitoring.</p>
<p>3D Laser Scanning allows full three dimensional existing conditions surveys to be completed quickly and accurately in areas often difficult or dangerous to access. Data can be acquired at a rate of up to 40,000 points per second at distances of up to 950 feet from the scanner, allowing for data aquisition across water bodies, open voids and difficult heights as well as dangerous areas such as busy intersections and power generation facilities without putting personnel in harms way and/or interfering with traffic or normal plant operations. Scanning technology is currently utilized to document existing conditions, processing plant and assembly line configurations, bridges, architectural documentation of building facades and interiors, forensic crime scenes and accident investigation as well as reverse engineering among others. <em><strong>LandTech</strong></em> can now perform all of these services as well as create 3D models of scanned structures, usually faster and at greater accuracy than conventional technologies.</p>
<p>The adaptation of new and expanded local, state and federal permits over the last several years requires developers to comply with various oversight and reporting requirements during and often after project construction. Most condominium and commercial developments now require some type of ongoing inspections and reporting to comply with issued permits long after occupancy. The inclusion of Regulatory Compliance services will assist our clientele in monitoring and complying with these requirements including Massachusetts Title 5 for Sewage Disposal Systems and state and federal Stormwater Management.</p>

Whether it be the lake or the ocean, millions of families every year head out to the water for a week or two to enjoy family time together. Most of these families share the desire to some day purchase their own vacation home near the water. Enter Summer Village.</p>
<p style="text-align: justify;">Summer Village is a 278 unit cottage community located along the shore of Long  Sought For Pond in Westford,  Massachusetts. Several different models of cottages are available consisting of two bedrooms and approximately 750 square feet. The units are designed with a front porch and are purposely set close to the roads to promote a community approach.</p>
<p style="text-align: justify;">Ammenties abound at Summer Village with neighborhood Pocket Parks where residents can gather around the fire pit, adult and family pools, fitness center, pavilion where movies are shown in the summer, community center, sports facilities, putting green, etc. The concept is designed to promote family time together with the feel of an old fashioned family vacation.</p>
<p style="text-align: justify;">In order to permit the project, the town was petitioned to create a new zoning by-law to allow the development. Presentations were made to the town to show the advantages to allowing the project over the allowed uses under then current zoning. Once the new by-law was approved, design of the project began.</p>
<p style="text-align: justify;"><img class="alignleft size-medium wp-image-101" style="margin-left: 10px; margin-right: 10px;" title="Cottages at Summer Village" src="http://www.landtechinc.com/site/wp-content/uploads/2009/04/Summer-V10-web-300x225.jpg" alt="" width="270" height="192" />Project design required the layout of infrastructure to minimize tree removal and land disruption while creating family neighborhoods, gathering and play areas which emphasized the natural amenities of the site. Drainage was designed to blend with the environment and consists of multiple sand filters, drainage swales and detention areas that in many instances are undetectable to residents. Roadways were designed to minimize pavement and implement natural calming methods to slow traffic.</p>
<p style="text-align: justify;">Water and septic for the site needed to be accommodated on site. This was addressed with the design and local and state permitting of an on-site community water supply site as well as an individual sewage treatment plant.</p>
<p style="text-align: justify;">Today, Summer  Village is a bright spot in the development community. Over 150 families now enjoy their own cottages and look forward to summer long vacations with new and old friends in an atmosphere reminiscent of yesteryear. LandTech Consultants is proud to have been an integral part of the planning, design, permitting and construction of this unique and exciting community.</p>
